We also pay the referring partner 20% of our gross fees we make on the closing for commercial mortgages and business loans. After three successful closings, we start paying you 25% of our gross fees.

Why do we do that? Quite simply referrals are the best way for us to obtain clients and they have a much better closing ratio then any other form of advertisement. Close Deals Faster

We all know that in the real estate industry timing is often your worst enemy. the longer a deal takes to close, the more questions come up, the more doubts creep into a buyer's or seller's mind. Deadlines come and go and what was an easy deal from the start has now died on the vine.

We work fast and work with you to manage the clients, keeping you in the loop the whole time. Most lenders are too busy now to rush deals and must wait for loan committees that can be weeks away. At Sterling Investor Capital, we prequalify the deal within 48 hours, letting you know if it's worth pursuing or not. We also submit the loan to multiple lenders at once, so if one lender is moving slow, we can take advantage of others that have time to rush it. We generally close in about 30 days, but have closed in 48 hours if all the third party reports are completed.

Save the Deal/Save the Relationship

The real estate business is all about relationships. Referring a deal to us often results in more cash to your seller as we can do higher loan to values, and often don't need seller financing when other lenders are requiring it. If your seller is facing foreclosure, we can also do a bail out loan while you continue to market the property. Too many good listings are being lost these days simply because you ran out of time to sell it.

Your buyers only need to apply with us once and they are actually applying to up to 100 lenders at once and with only one credit pull. The buyer is welcome to apply with other lenders on their own, but odds are we can offer better terms, making their offer that much stronger. We also work with the buyer to fine tune business plans, repair derogatory credit, and whatever it takes because we don't get paid unless the deal closes.
